    “Would of stayed if prices weren't raising all the time. Trailer park and employees were always decent to work with. Neighbors kept to their self. But paying 800 dollars and above was not worth it for a trailer.”

    “I have lived at Kings Park which is now Royal Oaks and it is a great place to live. I have children and the new manager and new assistant manager care what goes on at the playground and are on top of any children doing things wrong. They address the problem and actually take care of the problems. It was a blessing in disguise when they changed the name to improve the image, which it did along with all new management in the office. Over all a great place to live.”

    “So glad that great changes have happened in the office and all the changes in the park are wonderful. It's about time this place got back to the way it was years ago where you knew you could move your family too. That's when I moved here and have seen it be great and have seen it hit a low. The pool is really nice,it looks great in there. Keep up the good work,the changes have been wonderful and what we have been waiting for.”

I closed on my home with Amy and as I was walking out Mrs.Kenette Welcomed me to Kings Park.The other lady walked on by on her cell phone ..argueing with someone ...Not to Business like but that is how she was everytime I entered the Office during my closing ...I think we are gonna like it here”

    “I am so fed up with that Manager they have here at Kings Park;. You try to talk to her as she is always to busy to talk to you or return your call. I, now call the Office and talk to Kennette. She always has time for us residents and will do her best to solve whatever issue we may have . So my advice to all residents at Kings Park is ALWAYS talk to Kennette she cares; That Megan lady , well come on , If you are suppose to be there for Kings Park then that includes residents as well.... take some lessons from Kennette .,,Ok so I have said my peace and will continue to reside in Kings Park ...I like it here and so does my Family ....”

The girls in the Office from Kennett, Meghann and Amy treat everyone with respect and are always there to help you in anyway they can . They do a GREAT job . I do hope they know that you cant please everyone all the time , ( they do try) Keep up the good work and dont let these HATERS bring you down. As far as the background check thing How could anyone line their pockets when they DONT TAKE CASH”

    “I have noticed in the review from MAD that there are a couple things that were missed! First of all, everyone in the office works all day long taking care of the residents. They help you when you need it and if they don't have the answer they get you the answer in a timely manner. It is only when residents cannot pay their payment, have pets that are not allowed in the park and they knowingly have one in their home, don't get the answer they want or wanting to sue somebody that they post their opinion like the one posted by MAD. I personally know of know drug sellers in the community unless you were the ones that had them drive up to the front of your home so you could get them from the people in the car. I also know that when I bought a home it was explained to me that my bill would consist of lot rent, home payment, water, trash and sewer charges, which sewer and water will vary depending on occupants in your home which was pretty much spelled out to me when I purchased a home. It is my understanding that when a company does a background check that the company who requests IS charged for it. As far as the water goes - it has been turned off 1 time since March 2010 to winterize the park so us residents won't have to go through shut offs during the winter - it is called PREVENTIVE MAINTENANCE!!! I have a feeling that the people MAD must have left without notice or was asked to leave because the residents out here will tell you this is not true. If you have a problem you do call the office and talk to Kennett - Meghann is the Property Manager and Amy is in Sales - they are not security, babysitters, social workers or psychiatrists. They each have a job to do and do it very well. As far as pipes sticking up on empty lots - those are called STANDPIPES - before people post their opinion they should really know what they are talking about!!! Again, my guess is these people have been asked to leave or evicted - don't blame the company for how you conduct your lives. You have moved for a reason and that makes it more Family Friendly at Kings Park. I would recommend anyone move out here and ignore the complaints of people who are no longer here due to their own misconceptions and not being able to understand the contract signed!!!”

    “This Park really sucks. They talk u into buying a trailer and they say it will be this much plus water and garabage and lot rent. But then you get a bill with more things added to it. Well u can afford a house then.Kennete is the only one in that office that is truthful to you. They take 50.00 dollars from each person for a background check. Where is that money going to?Meagans pocket? Because i know a few people that live here that r not suppose to be around kids. I know one that has a LONG history of theft.Kids there have no respect for your things in your yard. I have had stuff stolen.The water is always off and u have a boil order.The indoor pool is suppose to be heated but is always cold. That is when it is open.They tear down the old trailers and ur left with pipes sticking up from ground and glass everywhere.I would have stayed if they kept the payments the same every month. This place is corrupt i do believe and if they dont get their things together, they will probably get sued one day.If it sounds to good to be true..dont do it. I fell for it...There r drug dealers in this park and men who r crazy....I would have enjoyed living there if they actually did what they say. I think Kennette needs to be manager of this place. Meagan is rude and dont do a thing.As for Amy well she is very two faced person. And i thought i would have liked her.Very conceiving people.”

    “Ok now I have seen these reviews and I would like to comment. I moved here when that David was maintenance and well, I agree He was a JOKE ... manicures in the Office and He was maintenance but he ALWAYS had his nose in everything . The Ladies at the Office now, well you can tell that they are friends and in the work place that is GREAT . They do their job to the Best and are friendly with everyone (No matter how rude we sometimes are) But I do believe that the kids need more to do. They are no longer allowed to ride skateboards in Kingspark. The Center is closed more than it is open . We have one of those keycards for the center but the kids use to go there and have friends and things to do.(When Miss Kenette was there) They had and have a friend in her she is STILL there if the kids need her. And that I give my full RESPECT to her , she proved that it isn't just a job to her . SHE cares . Now for that NEW sales gal well she could use some lessons on manners herself . But she is there to sell homes(Thats what she tells ya) well Keep it up Gals and Guys of Kingspark. I for one AM PROUD TO LIVE HERE”

    “I really am confused ...Is there another Kingspark located around Peoria? I have lived in Kingspark located off of Farmington Road ,for over a year now and from what I have seen, I think this place is really cleaning up ...The Staff is friendly and helpful and ALWAYS there to help. The Maintenance guys are awesome, they are friendly and Polite and eager to help... I would really recommend this place to anyone”

I mean I have lived here for over 10 years and I have seen the MAJOR IMPROVEMENT in this place...They have and are tearing down the old empty run down homes and making this a place to raise a family.... A place to be proud of...The Office ladies have always treated me with respect and are very friendly.I say GOOD JOB GALS... the one gal that use to work at the Clubhouse , always greets you as you walk in and is eager to help you in any way .... I would definetly refer any family or friend to come see the improvements...You would be surprised......”

    “I don't know where the other reviewers have lived, but we love KP. They have a great pool, they have a babaysitter in the community room to mind my 8 year old (free!), and the neighbors are great. I know it used to be pretty rough, but its gone through some huge changes. We really like it.”

    “Talk about people with NO LIFE ...I have lived here in Kingspark for many years and I have seen managers come and go..but this Megan lady that runs it now is DOING a GREAT JOB and cleaning up the place . As far as Maintenance , well they have a good crew now ( That they got rid of that David character) he was a JOKE... The girl that was at the Center and now at the Office. Well Congrats on the promotion She was there to help with my daughter last week..HER nose protected her from HARM> and I am thankful for HER NOSE”

    “My mom has been there for 20 yrs and I have friends that have been out there that long and it has changed for the worse. The maintence crew suck Meagen the Magnager is horrible learm how to do yoor job!!! The Owners Mike and Kevin or the ones that manage the properties are nothing but a joke. The water is always off, and teh lady that use to work at the community center and is now in the office OMG she is a nosey lady and a likes to gossip they tell everyones buisness in there how professional is that and the way the ladies talk in there I cant believe they have a job!!!! DO NOT BUY OR RENT FROM HERE YOUR LIFE WILL BE A LIVING HELL!!!”

    “This is an absolutely terrible place to live. You will get screwed over in any way possible by this company. There are many health department violations, known drug dealers in the community, bastard kids that like to damage property, cuss people out for no reason,break into empty homes, cut through your yard, and the list goes on. The water is shut off frequently because the pipes here are older than dirt. And not to mention that you are going to pay out the ass for a friggin trailer that will inevitably have a leak or some other damage somewhere in no time at all. All in all, avoid this place!!”

    “One of the worst places to live. Years ago it was a decent place but no more. I do believe they are trying to run out the current tenants but I'm not sure what they have in mind. Believe me, if I had even just a little bit of money, I'd be gone in a heartbeat! Unfortunately I can't sell my trailer because nobody wants to pay so much for RENT after they OWN something...and the park won't buy it from me. They did, however, very generously offer to let me sign it over to them... lol”

    “First of all I have lived here for four years and the lot has jumped over 100 dollars. Maintenance sucks, they will come here and then tell you it's not their problem. I always boil water before use. Yeah and they charge you 20 bucks to mow your grass and they do a horrible job! Also we keep getting a letter to fix this and that each month a new thing like if I had money I would not live in a freakin trailer park. so far we have fixed everything that it says this new one has us with over 800 in repairs! It's like they just add new stuff whenever they want. I'm as poor as the pool I would never swim in it, my nephew caught pseudomonas in their pool which almost melted his eye away, he was 10 months old and he wears a patch and is legally blind in that eye. The health department did test and the bacteria was found in kings park pool. I do not agree with the people who say the ladies at the office are rude they are just doing what they are told to! They are always friendly with me. There are so many more things I hate about this park. Soon everyone will move out I think they are trying to make it a retirement community, but I own my home just back the freak off!”

    “Amen to that! Kingspark sucks! I am currently looking to move after being promised for 2 years that I was getting my central air unit. When we signed the contract for our brand new mobile home in 2007, I was told that it would have central air, but when we moved in after the contract was already signed, we discovered that it did not have central air. I had to go through a pregnancy with no air, and are still waiting 2 years later for the unit we were supposed to already have, not to mention that the pool is closed all the time, the water is shut off all the time, and the quality of the so called new homes are terrible. I have had mine 2 years, and it is already falling apart. I do not recomend that anyone move here.”

    “This place is terrible and I cannot wait to get out of here!

    there is almost always very nasty newsletters, boil orders, knit-picking and very unfriendly/unhelpful staff that don't even follow their own rules (and you will get very unfair treatment if you say anything about it!), very few decent kids live around here, lots of run-down trailers that should be taken out and the new trailers are very poor quality, very small lots. I would recommend NOT paying to get a keycard for the community center as the pool is never open/working, the bathrooms are disgusting and they few games/vending machines rip you off. lot rent could/probably will go up for no apparent reason. there are so many more reasons, really, move anwhere BUT here!

    this is a terrible place to live and i would never recommend it to anyone.”
